A Vertical Microcosm of Saigon Creativity

The Cafe Apartments is not just a building; it is a cultural phenomenon that perfectly captures the creative, entrepreneurial spirit of modern Ho Chi Minh City. What was once a dormitory for government and military personnel in the mid-1960s has been completely reinvented by local artists and business owners.

  • Architectural History Meets Modern Flair: The building retains its weathered, mid-century charm, but each apartment unit has been converted into a uniquely decorated shop, cafe, or fashion studio, giving the facade a striking “Rubik’s Cube” appearance. Each colorful balcony is a window into a different world, from minimalist Scandinavian aesthetics to vintage Vietnamese nostalgia and English tea-room whimsy.

  • The Ultimate Cafe-Hopping Experience: Ascending the nine floors is an adventure in itself. Forget choosing one cafe—you’ll want to browse them all. This is the heart of Saigon’s specialty coffee culture, offering everything from traditional Vietnamese favorites like cà phê sữa đá (iced milk coffee) to trendy egg coffee and international roasts. Many shops offer balcony seating, providing an unbeatable, elevated view of the lively Nguyễn Huệ Walking Street below.

Insider Visitor Information

  • Location: 42 Nguyễn Huệ, District 1, Ho Chi Minh City. It is a prime, central spot directly on the city’s main pedestrian thoroughfare.

  • Access (Stairs vs. Elevator): You can take the slightly rickety central staircase for free, or use the old-school elevator. The elevator typically requires a small fee of 3,000 VND (approx. $0.13 USD), but many of the cafes will refund this amount with your purchase, so keep your ticket!

  • Best Time to Visit:

    • Daytime: Ideal for a quieter coffee and to appreciate the unique interior design and shops.

    • Evening: The most vibrant time, as the lights from the balconies turn the building into a spectacular, glittering centerpiece above the bustling night crowds of Nguyễn Huệ Walking Street.

  • More Than Coffee: Beyond the famous cafes, you’ll discover hidden gems including fashion boutiques selling local designer wear, stylish restaurants, cozy co-working spaces, and even speakeasy-style bars tucked away in the back corridors. It is an ideal stop for unique souvenirs that support local artists.

  • Photography: The building is extremely Instagram-friendly. The best shots are often taken from the street looking up at the illuminated balconies at night, or from a cafe balcony looking down onto the walking street. No phone number is needed—just follow the vibrant buzz and the colorful glow to find this creative vertical hub.

% Arabica inside The Cafe Apartments is a must-visit for coffee lovers. The aroma of freshly brewed coffee draws you in from the outside, and it doesn’t disappoint. I tried the Americano and it was truly next level—rich, smooth, and full of flavor. This place clearly takes coffee seriously, and the quality speaks for itself. Highly recommended for anyone who appreciates a perfect cup.

Absolutely loved my experience at % Arabica in the iconic Cafe Apartments! The coffee was exceptional, smooth, rich, and bursting with flavor, easily one of the best cups I’ve had in Ho Chi Minh. The space has such a unique charm, with a cozy, modern design that makes you want to linger.

The highlight was definitely the balcony seating, sipping my coffee while looking out over the bustling streets and skyline was unforgettable. The view is stunning, especially in the late afternoon when the city lights start to glow. A perfect spot to relax, take photos, and soak in the atmosphere.

It has its own style as you can see from my photos. The cashier has a great smile when hey attend your needs if you ask me about how’s their services.

Since this is one the global franchised cafe, the quality of the coffee is acceptable but a bit pricy.

The venue has a cozy vibe on the balcony, which is great for taking pictures. The service is good as well. I just didn’t like their matcha, it tastes like grass. The rest of the menu seemed quite good, though not the best. Maybe it’s because Hanoi’s coffee was amazing, so I can’t help but compare it.
